Every cleaning company in Geneva will tell you they clean offices. Almost none will tell you what moves the price, which is the one thing you need before you can compare two quotes. This page names it, along with what a contract covers, what happens when something is missed, and the cases where another contractor is genuinely the better call.
What decides an office cleaning quote — the five variables
Office work cannot honestly carry a per-square-metre rate. A 120 m² open space cleaned once a week and a 120 m² dental practice cleaned every evening are the same surface and nowhere near the same job. These five things are what a serious quote is built from, and you can ask any contractor for them in writing.
- 1. Surface and layout Total m², but also how it is divided. Twenty closed offices take longer than one open space of the same area — more doors, more bins, more corners, more switching between rooms.
- 2. Frequency Daily, three times a week, weekly or monthly. Frequency is the single biggest lever: a space cleaned daily never accumulates, so each visit is shorter than a monthly visit to the same premises.
- 3. Staffing and the time window How many cleaners are needed to finish inside the window you give us. A 90-minute window before opening needs more people than a three-hour evening slot for identical work.
- 4. Hours of the visit Early morning, evening and weekend slots cost more to staff than a mid-morning one. Most offices need out-of-hours work, so this is usually in the quote rather than an extra.
- 5. Consumables and extras Whether soap, paper and bin liners are restocked by us or by you, and whether periodic work — floor stripping and waxing, interior window rounds, deep sanitary descaling — sits in the contract or is billed separately.
A company that quotes an office over the phone without asking those five questions is guessing. The guess is corrected on the invoice, which is why the second month so often costs more than the first.
What a Vertnet office contract covers

- Every visit Desks, screens, phones and equipment dusted. Floors vacuumed and mopped. Bins emptied and liners replaced. Contact points disinfected — handles, switches, handrails, lift buttons. Kitchens and break areas. Toilets cleaned and disinfected, taps and WCs descaled.
- Periodic Interior windows (exterior on request), floor reconditioning — stripping, waxing and polishing — and professional disinfection where the premises call for it. Set at a frequency in the contract, not improvised.
- Premises we take Offices and open spaces, shops and retail units, medical, dental and legal practices, meeting rooms and reception areas, warehouses, workshops and production halls.
- If something is missed Flag it and we fix it on the spot, free of charge. That is the remedy this page commits to, and it is deliberately the only one: an unconditional money promise on a recurring contract is not something we advertise.
- Common areas too If you manage the building as well as the tenancy, stairwells, halls and lifts can sit on the same contract with the same contact — building and caretaking services.
Before you sign: four things you can verify yourself
None of these requires trusting the contractor. All four are checkable before a contract starts, and for a business the exposure is bigger than for a household — undeclared staff working on your premises is your problem as the client, not only theirs.

- Staff declared for social insurance Cleaners must be declared, not paid cash. Ask for confirmation in writing; a contractor who hesitates has answered.
- Civil liability insurance Cover for damage caused during the work — a damaged floor, a broken fitting, a soaked cable run. Ask for the insurer's name.
- A written scope, not just a price Which tasks, at which frequency, in which rooms. A single monthly figure with no task list is impossible to hold anyone to, and impossible to compare against a second quote.

When another contractor is the better choice
Three cases where we are not the right call, said plainly because you would find out anyway:
- Regulated environments Cleanrooms, pharmaceutical and laboratory spaces need a contractor certified for them. We do not publish that competence and will not take the work.
- A single desk or a very small unit Below roughly one hour of work per visit, a contract costs you more in structure than it saves in time. An hourly provider such as Batmaid fits that better, and we will say so on the call rather than write a quote nobody should sign.

Frequently asked questions
How much does office cleaning cost in Geneva?
It is quoted, not priced per square metre, because five things move the number: surface and layout, frequency, staffing against your time window, the hours of the visit, and whether consumables and periodic work are included. The one flat rate we publish is for end-of-lease cleaning, at CHF 10 per m², where the property is empty and measurable.
Can you clean our offices outside business hours?
Yes — early morning, evening or weekends, so the work never runs against your staff. The slot is one of the five variables in the quote, because an evening or weekend visit costs more to staff than a mid-morning one.
What should a Geneva business check before signing a cleaning contract?
A commercial-register number, staff declared for social insurance, civil liability insurance, and a written scope naming which tasks happen at which frequency. All four are verifiable before anyone signs.
Do you clean medical and dental practices?
Yes. Patient contact surfaces are disinfected at every visit, equipment is separated by zone, and visits fall before opening or after the last consultation. Clinical waste stays with your licensed contractor — we take ordinary waste only.
Can everything be handled in English?
